What We Believe About Doing It Right

From the first day, the standard has been the same: deliver quality, never skip steps, and leave every client sure they made a good investment in their property. We do not rush a job, cut corners on prep, or drop to a cheaper material to shave a number. Out here, prep is the job. A beautiful coat over bad prep on a salt exposed wall will fail in a season or two, and we will not put our name on that.

We use high end materials because cheaper paint does not survive a Cape Cod winter on an exposed elevation. The freeze thaw, the wind driven salt, and the UV bouncing off the water all punish a weak finish fast. We would rather quote honestly and do it once than do it cheap and come back twice. And we communicate the whole way through, because the number one complaint we hear about other painters is not the paint, it is silence.

Fabricio Painting is not a call center routing your job to whoever is nearest. We are physically based in South Dennis, with a local crew, local trucks, and a real address on the Cape, not a P.O. box or an off Cape number. That matters more than it sounds. It means we know the dump runs and the supply houses, we can get back to a job site fast when a coastal storm moves a timeline, and the person who quotes your home is connected to the people who paint it. The Cape Cod Homes We Work On

A Cape Cod home is its own animal. Half Capes and full Capes, saltboxes, shingled cottages, captain's houses, and newer waterfront builds all behave differently under the same coat of paint. The biggest thing off Cape contractors get wrong is cedar.

Healthy eastern white cedar shingles within a couple miles of salt water will silver to that classic driftwood grey on their own within about 18 to 36 months, and on a lot of homes the right move is to let them, not bury them in paint that traps moisture. We will tell you when a house wants paint, when it wants stain, and when it wants to be left alone.

Exposure matters too. A bayside home off Route 6A weathers differently than a southside home on Nantucket Sound, and anything out toward Wellfleet and Truro catches the brunt of the nor'easters. We read the elevation before we read the color card.

The Part Most Painters Don't Mention: Historic District Rules

Here is something only a Cape contractor will tell you up front. If your home sits north of Route 6 anywhere from Sandwich to Orleans, you are inside the Old King's Highway Regional Historic District, the largest historic district in the country, established in 1973. Changing an exterior color, siding, trim, shutters, even the front door, requires a Certificate of Appropriateness from your town's Old King's Highway committee before a brush touches the house.

Those reviews can run 30 to 60 days, and the committee usually wants color samples mounted on the actual shingle, not a swatch. We have worked through enough of those to help you choose a palette that gets approved the first time, the weathered greys, the whites and off white trim, the navy, black, and hunter green shutters the districts consistently sign off on. A painter who does not know this can stall your project by a month. We plan around it.
